Why Cambridge Homeowners Choose Us

We’re not a national franchise with a call centre in another city. Cambridge Gutter Cleaning is run by a small local team who know exactly which trees drop what, when — and which Cambridge streets have the drainage problems that make blocked gutters a genuine annual risk, not just a nice-to-have job.

We’ve been working across Cambridge since 2010, cleaning gutters on everything from CB1 Victorian back-to-backs with shared cast-iron downpipes, to the large detached properties under the horse chestnuts of Newnham Road. We know which gutters need clearing twice a year and which ones can wait — and we’ll always tell you honestly rather than upsell you.

Every job comes with a photo report sent to you on the day. We check downpipes while we’re there and point out any cracked sections or failing joints — at no extra charge. You see the evidence, you decide what to do next.

  • ✓Fixed prices, always — we quote before we start and the price never changes on the day
  • ✓Before and after photos — you see exactly what was in your gutters and that they’re clear
  • ✓Pay after inspection — only once you’re satisfied with the result
  • ✓No hidden call-out fees — the quote covers the full job, start to finish
  • ✓£2 million public liability insurance — fully documented and available on request
  • ✓100% satisfaction guarantee — if something’s missed, we come back and fix it free

What’s Included in Every Gutter Clean

You’re not just paying to have debris scooped out. Here’s exactly what happens on every visit, with no extras to add on.

📸
Before photos

We photograph every gutter section before we touch it so you can see exactly what was there.

🧹
Full gutter clear

All leaves, compacted debris, moss and silt removed from every run — not just the easy-to-reach sections.

🚿
Downpipe flush and check

Every downpipe is checked for blockages and flushed through. Partial blocks here cause overflow at the top.

After photos sent to you

Photos of every section once cleared, sent the same day so you have a record and peace of mind.

🔍
Joint and bracket inspection

We note any cracked sections, failing joints or loose brackets and include this in our written report.

🧺
All debris taken away

We bag and remove everything. No pile of leaf mulch left on your patio or tipped into your garden borders.

The Trees That Block Cambridge Gutters — and When

Cambridge has one of the UK’s heaviest concentrations of mature urban trees per square mile. Here’s why your gutters fill up faster than you’d expect — and the best time of year to get them cleared.

🌰

Horse Chestnut
Newnham Road, Hills Road, Long Road

The conker cases are the main problem — they wedge into downpipes perfectly and won’t flush through. October and November are the critical months. Properties within 50 metres of a mature horse chestnut on Newnham Road or Hills Road typically need clearing by mid-November or they’ll be overflowing by the first heavy rainfall.

Peak risk: Oct – Nov

🍋

Lime Trees
Hills Road, Station Road, Perne Road

Cambridge has dozens of mature limes lining its main roads. The issue isn’t just leaves — it’s the sticky aphid honeydew that coats the leaves in July and August, causing them to mat together into a solid mass that blocks even large-section cast-iron gutters. Cambridge’s Victorian gutter systems weren’t designed for this volume.

Peak risk: Jul – Aug then Oct

🌿

Sycamore & Ash Seeds
Romsey, Chesterton, Mill Road area

The spring problem that most Cambridge homeowners don’t expect. Sycamore helicopter seeds are notoriously bad for gutters — they spin in on the wind and stack up in the outlets like a plug. Mill Road and the Romsey area sycamores are particularly productive. A spring clear in April or May prevents summer overflow during July downpours.

Peak risk: Apr – May

Can Blocked Gutters Actually Damage Your Cambridge Home?

Yes — and in Cambridge, damp is one of the most common problems we see in Victorian and Edwardian properties. Blocked gutters overflow onto masonry rather than away from it. On solid brick walls — which most pre-1950 Cambridge homes have — that water soaks straight in. What starts as a £65 gutter clean can prevent a £2,000–£5,000 damp treatment bill.

The most common damage we see when gutters have been left too long:

  • Damp patches on interior walls — often mistaken for rising damp, but actually caused by overflow soaking through the outer leaf
  • Rotten fascia boards — Cambridge’s Victorian timber fascias were designed to stay dry. Constant overflow rots them within 2–3 seasons
  • Moss growth on roofing felt — debris-packed gutters breed moss that works back under tiles over time
  • Cracked gutter sections — ice in winter expands debris-laden gutters and cracks both plastic and cast iron
  • Stained brickwork and stonework — particularly visible on Cambridge yellow brick, which shows overflow staining clearly
  • Foundation erosion — in older properties without deep footings, persistent overflow near the house base is a real risk

Signs Your Gutters Need Cleaning Now

  • ▶Water cascading over the front edge during rain, not down the downpipe
  • ▶Green staining or moss on exterior walls below the gutterline
  • ▶Damp patches on interior ceilings or walls after rain
  • ▶Plants or grass growing visibly in the gutter channel
  • ▶A gurgling sound from your downpipes during heavy rain
  • ▶You haven’t had them cleaned in over 12 months
  • ▶Your property is within 30 metres of a large deciduous tree

How Often Should Cambridge Gutters Be Cleaned?

Once a year — minimum

Every Cambridge property should be cleared at least once annually. The best time is November or December, after the main leaf fall from horse chestnuts and limes, so your gutters are clear going into the winter wet season when rainfall is heaviest and freeze-thaw most likely.

Twice a year — if you’re near trees

If you’re within 30 metres of a mature horse chestnut, lime, sycamore or ash, you need a spring clear in April/May as well. The spring seed drop fills gutters as fast as autumn leaves — but most homeowners don’t realise until July downpours expose the problem.

Three times a year — Victorian terraces

Older CB1–CB3 terraces with shared cast-iron downpipes and narrow Victorian gutter profiles are prone to faster blocking. We typically recommend a summer, autumn and post-winter check for these properties — particularly on Tenison Road, Mill Road and the Romsey estate.

What Our Cambridge Customers Say

★★★★★

“Booked on a Tuesday, they came Thursday. Before and after photos are a proper professional touch — you can see exactly what was in the gutters and that they’re completely clear. Victorian terrace on Catharine Street, CB1. Fair price, no faff.”

Sarah M. — Romsey, CB1

★★★★★

“Large detached on Grantchester Road, under a massive horse chestnut. They cleared the gutters properly — not just the front. I could see from the photos how much had come out. Will absolutely book again in October before the conkers drop.”

David K. — Newnham, CB3

★★★★★

“Noticed damp on my upstairs wall and assumed it was a roof issue. Turned out the gutters were completely solid — they pulled out a whole bin bag of compacted leaves. Fixed within the hour. The damp has gone. Worth every penny.”

Claire T. — Chesterton, CB4

Frequently Asked Questions — Gutter Cleaning Cambridge

How much does gutter cleaning cost in Cambridge?

Our fixed rates are: bungalows £55, terraced houses £65, semi-detached £85, detached £105. All prices include VAT, before and after photos, downpipe checks and debris removal. There are no hidden extras or call-out fees.

How long does gutter cleaning take on a Cambridge terrace?

Most two-storey Victorian terraces in Cambridge take 45–75 minutes, depending on how blocked the gutters are and whether the downpipes need flushing multiple times. Detached properties with more gutter run typically take 90–120 minutes. We never rush to squeeze in extra jobs.

Do I need to be home when you clean the gutters?

Not always. For standard properties where we can access all gutter runs from the outside, you don’t need to be present. We’ll send the photos to your email and confirm the job is done. If we need access through a gate or garden, we’ll arrange a key or code with you in advance.

What’s the best time of year to clean gutters in Cambridge?

The most important clean is in November or December, after the horse chestnut and lime leaf fall. If you’re near sycamores or ash trees, a second clean in April or May catches the seed drop before summer storms. Victorian terraces on the Romsey and Chesterton estates often benefit from three clears a year.

Can blocked gutters cause damp inside my house?

Yes, this is one of the most common causes of interior damp in Cambridge’s pre-1950 housing stock. When gutters overflow onto solid brick walls rather than away from the house, water soaks through the masonry and appears inside as damp patches on walls or ceilings — often incorrectly diagnosed as rising damp. Clearing the gutters resolves it.

Do you clean cast-iron gutters on older Cambridge properties?

Yes — we work with cast iron regularly across Newnham, Romsey, Chesterton and the CB1 terraces. We’re careful not to crack or chip existing cast iron during cleaning. If we find joints that have failed or sections that are cracked, we flag it in the report so you can arrange repair before the next wet season.

Do you clean gutters on properties with conservatories?

Yes. We use extending high-reach equipment that can clear conservatory gutters safely without needing to climb on the roof or the conservatory itself. This is particularly relevant for the 1990s–2000s extensions common on Cherry Hinton and Trumpington semis.

What do you do with the debris from the gutters?

Everything is bagged and removed from your property. We don’t tip it into your garden borders, compost heap or wheelie bins without asking. The debris goes with us for proper disposal. No mess left behind.

Are you insured? What cover do you carry?

Yes — we carry £2 million public liability insurance. This covers any accidental damage to your property during the work. Documentation is available on request before booking.

Do you offer gutter repairs as well as cleaning?

We don’t do repairs ourselves, but we inspect every gutter section while we’re there and include a written report of any cracked sections, failing joints, loose brackets or damaged downpipe clips. This gives you a clear picture of what needs attention and means you’re not paying for a repair quote separately.
